Sandra Lane our Second Flip

duringThis was our second Flip and when we bought it oh my it was disgusting. A man had lived here and never picked up anything and left food all over and dirty dishes and more mess than I could believe and just left it like that for a year with noone living there or touching it. Well you can imagine what food and garbage looked and smelt like in a years time. We covered ourselves and put on masks and gloves and got shovels and brooms and started shoveling. The one nice thing about messes like this is it doesn't take much to make it look so so much better.

We did this house in 2007 and my memory isn't what it should be so I will give the highlights of what I remember most about this big change.

The most important thing to a flip as far as I am concerned is the cleaning and emptying of what needs to go and then figuring out what has to be fixed and redone to make it sellable. Mind you we have already done a total estimate of damages and cost before we buy the property in the hopes that there is enough turn around to make it worth your while, because it is a ton, and I mean a ton of work and everyone who does this thinks they are going to make money. Noone in their right mind would do this just for the doing of it.

In looking back over the years, hindsight is always 20/20 but my goodness did we make mistakes..........the biggest of these in being we did the homes as if we were doing them for ourselves, in that I mean the standard was way way too high. We put way too much into each and every home. I believed that people would pay for the EXTRAS......I was so wrong in that thought process. Everyone is different and Everyone likes what they like and believe me it is not what you think it is. This was the hardest lesson to learn that everything should be VANILLA...........period.

Anyway, we cleaned and cleaned and painted every inch of drywall to freshen everything. Jeff always pulls up all carpet and redoes the wood floors which makes such a dramatic difference. I am the painter of all cupboards and vanities doors etc...and Jeff does the walls and ceilings. It is so amazing to me everytime what a difference just paint makes. It is an easy and not really expensive fix.

We left the counters in the kitchen because they were perfect and they were a fun orange retro with a fun design and painted cupboards a light blue to brighten it up. A new sink and new floor with new appliancesĀ and it looked just great.

The one thing that we did is we staged the houses because that was part of my business of the redoing of furniture and accessories so it was a great fit and we thought it made a huge difference in the presentation.

The one room that was a huge huge difference was the downstairs family room. It was yummy when done in the white and tan. Every time I walked down the stairs I wanted to sit down and read a book.

Over all this house was really pretty and updated and sold to a wonderful young family.
